Project overview

Adaptive reuse that gave a familiar downtown building a completely new life.

Paseo transformed the former Camera 12 movie theater into a mixed-use office and retail destination in downtown San Jose. Rather than replacing the building, Urban Catalyst reworked the existing structure for a new generation of uses.

The completed project includes approximately 75,000 square feet of office space and 25,000 square feet of retail. Its street-level destinations include Urban Putt, an immersive miniature golf, restaurant and bar concept, and Eos & Nyx, a two-story restaurant and cocktail destination.

Paseo received the Silicon Valley Business Journal's 2023 Structures Award for Best Rehab & Reuse and the 2025 CoStar Impact Award for Commercial Development of the Year in the South Bay.

Paseo moved from acquisition and groundbreaking through adaptive reuse, tenant openings and national recognition.

    Paseo acquired

    Urban Catalyst acquired the former Camera 12 property in downtown San Jose.

  2. Q1 2020

    Groundbreaking

    Work began to transform the former multiplex into office and retail space.

  3. Q3 2023

    Structures Award

    Paseo was recognized as Best Rehab & Reuse Project by the Silicon Valley Business Journal.

  4. Q4 2023

    Shell completed

    The adaptive reuse shell was completed and the project moved into its tenant-opening phase.

  5. Q1 2024

    Urban Putt opens

    Paseo's first retail tenant opened, bringing miniature golf, dining and nightlife to the project.

  6. Q4 2024

    Eos & Nyx opens

    The two-story restaurant and cocktail destination became Paseo's second major retail opening.

    CoStar Impact Award
